In exchange for waiting, presale buyers get launch pricing, first pick of units, and a payment plan during the build — instead of paying full market price for a finished unit.
Can foreigners buy? The bank trust (fideicomiso) explained
Yes. Mexico's constitution restricts direct foreign ownership within the "restricted zone" — less than 50 km from the coast, which includes all of Cancún and the Riviera Maya. The solution, used for decades, is the fideicomiso: a renewable bank trust in which a Mexican bank holds the title in your favor. You keep every ownership right — live in it, rent it, remodel it, sell it, pass it to your heirs. Setting it up adds a one-time constitution cost and an annual bank fee, which your closing advisor quotes before you commit.
