Can a foreigner buy a pre-sale in Cozumel?
Yes. Within the restricted zone (less than 50 km from the coast) the purchase is made through a bank trust (fideicomiso): a Mexican bank holds the title in your favor with full ownership rights — use, rent, sell and inherit. Outside that zone, a foreigner can buy directly in their own name.
How do pre-sale payment plans work?
The usual structure is an initial down payment and the balance in monthly installments during construction, with a final payment on delivery. Each development has its own scheme; the Cozumel pages show the starting price and payment plan for each one.
When is delivery and what happens in the meantime?
Delivery depends on each development's construction progress (the estimated date appears on each page). During construction you pay according to the agreed plan; buying before delivery usually means a better price than a finished unit.
What additional costs should I consider besides the price?
Beyond the list price there are closing costs (notary, acquisition tax, registry fees) and, for foreigners in the restricted zone, the cost of setting up and maintaining the bank trust (fideicomiso).
Is it better to buy pre-sale or move-in ready in Cozumel?
Pre-sale usually offers the lowest price and higher appreciation potential at delivery, in exchange for waiting out construction. Move-in ready delivers immediately but at current market price. In Cozumel we have both; we advise you based on your goal: living, renting or appreciation.
